The most important precaution Landlords have against bad tenants is to obtain a rental application with the tenant's identity before handing over the keys. Verifying the information and running a background check will ensure the renter is not a habitual deadbeat tenant. After the rental term has begun, be swift with the appropriate action at the fist sign of delinquincy. A typical eviction may take several weeks before the tenant is forced to move out.

Renters have protections as well against landlords that don't strickly comply with the law. Florida law provides that a landlord may be responsible for a tenant's attorney's fees if a tenant is subjected to an unlawful eviction.
